The aging of society worldwide brings new needs and demands that must be adequately responded. In Peru, the number of seniors is increasing significantly more and more and the purpose of this project is to identify the characteristics of their current profile and lifestyle, as well as the types of centers for the elderly in our country to propose an appropriate architectural solution which helps to solve their main social problem: their image and life environment. It is focused on people over 60 years old that are retired or about to be it. The project is specifically focused on the active-productive-healthy aging of older adults, in terms of their abilities and capabilities. The solution of the design considers new trends in therapies and gerontological treatments related with the body-mind-soul dimensions. It tries to create successful living environments not only for seniors but also for the community. It seeks to involve them into the society by making them participants of it. The project has a flexible-inclusive-accessible design free of architectural barriers and an ideal interstitial space. This document illustrates the studies carried out to get the final architectural solution: Exploratory and descriptive study of the users and the types of centers. Data were consulted and collected from official national and international organizations, which were used to: Define the scope and limitations of the project; identify the scientific problem (objectives, variables and hypotheses); establish theories, new concepts and current trends of seniors; understand the historical evolution of the centers; know the elderly in Peru; be clear with regulatory aspects; analyze referential projects; make an user analysis; establish premises of architectural design; elaborate the architectonic program; make the study of the place; define the materials and construction processes; and, finally, develop the project.
