The purpose of this work, prepared following the bases of Resolution No. 0083-2022-CUUNALM, is to present the results of the implementation of the 5C's methodology of credit in the client evaluation process and its impact on the delinquency rate in a real estate company that carries out its activities within the commercial emporium of Gamarra, this being the main objective of the same. In addition, he showed us the initial situation of the company at the end of 2017 and the customer evaluation and collection management processes followed until said period. Focused on continuous improvement using the PHVA cycle, an action plan was developed for the implementation of the customer evaluation methodology based on the 5C's of credit, this methodology is a non-statistical model that evaluates indicators related to the Character of the applicant, the Payment Capacity, the Capital with which it has, the Collateral or guarantees that it presents and the Conditions of the economy in general, thus allowing the real estate company to establish a score for each interested in renting a property facilitating the evaluation process Of customers. With the application of this methodology, the result was a decrease in delinquency indicators, as well as considerable savings in costs of recovery of delinquent portfolio, initiation of conciliation processes and lawsuits for eviction. This saving was considered in the flow of investment funds with the intention of demonstrating that the organization obtained profitability for the period 2018 - 2021.
