The present work of professional sufficiency has the objective of analyzing the financial profitability for real estate projects of multifamily buildings. It seeks to describe the flow of information and define the financial evaluation process, understanding each project as an independent business unit seeking its self-sufficiency. For this purpose, the responsibility of each area was defined with the information or inputs necessary to make the projections and control of profitability. In order to carry out this analysis, we started by knowing the life cycle of a project, which starts with the purchase option of the land and ends with the registration of the land and the mortgage of the property. Likewise, the financial tools were defined to evaluate and control the profitability of the financial indicators; for this purpose, the cash flow and profit and loss statement of the project management were constructed. In addition, in order to measure the financial success of the project from the shareholders' perspective, the main indicators were defined as the internal rate of return (IRR), net present value (NPV) and the working capital required to make the development and promotion of the project a reality. Finally, an analysis of the financial effects of the variables that have the greatest impact on the internal rate of return was carried out, concluding that a good management of the pricing policy, a correct control of costs and a good management to meet the milestone of project activation before the IFI on the estimated date, allowed minimizing the risks inherent in the development of the project and obtaining an excellent profitability.
