Resumen: El presente trabajo consiste en realizar un estudio de prefactibilidad para la instalación de un centro geriátrico en la ciudad de Lima.
Actualmente la población longeva del Perú está en aumento y la mayoría de esta se encuentra en la capital, siendo en el 2019 un 10.60% de la población adulta mayor ubicada en Lima Metropolitana. Sin embargo, los servicios destinados a este sector de la población son escasos o no cumplen con los requisitos, facilidades y atenciones necesarias que el adulto mayor requiere. Hay más de 500 centros geriátricos, los cuales se centran en su mayoría en Lima, no obstante, los acreditados son solo 25, es decir, los otros centros son informales, no cuentan con las regulaciones y los estándares de servicio necesarios.
Analizando las necesidades de la población de nuestro país y enfocándonos en el sector de interés, se ideo la propuesta de valor de ofrecer un servicio de atención al adulto mayor en un centro geriátrico, el cual brinde un servicio de alta calidad y un precio moderadamente alto. Inicialmente se plasmará en el distrito de La Molina, pero conforme pasen los años y la demanda insatisfecha de este sector muestre interés y siga creciendo se consideraría poner otro en el distrito de Surco, e ir creciendo y adecuando al centro a las necesidades de diferentes sectores.
Se realizó un análisis económico y financiero, el cual resulto favorable para el proyecto en los 4 indicadores analizados. El VAN económico es de S/. 2 052 369 mientras que el TIR económico es de 38,67%, el cual es mayor al COK.
Finalmente, el monto de la inversión, el cual asciende a S/. 2 948 806,91 será financiado en 30%, obteniendo como periodo de recupero en el flujo financiero 2 años y 9 meses y un beneficio/costos de 2,108.
The present project consists of carrying out a pre-feasibility study for the installation of a geriatric center in the city of Lima. Currently the long-lived population of Peru is increasing and most of this is in the city of Lima, being in 2019 10.60% of the older adult population located in Metropolitan Lima. However, services aimed at this sector of the population are scarce or do not meet the requirements, facilities and necessary care that the elderly requires. There are more than 500 geriatric centers, which are focused mostly in Lima, however, the accredited are only 25, that is, the other centers are informal. Likewise, they do not have the necessary regulations and service standards. Analyzing the needs of the population of our country and focusing on the sector of interest, we devised the value proposition of offering a service to the elderly in a geriatric center, which provides a high-quality service and a moderately high price. Initially it will take shape in the district of La Molina, but as the years pass and the unsatisfied demand of this sector continues growing it would be considered to put another one in the district of Surco, and to go growing and adapting to the center to the necessities of different sectors. An economic and financial analysis was carried out, which was favorable for the project in the 4 indicators analyzed. The economic NPV is S/. /. 2 052 369, while the economic IRR is 38,67%, which is higher than the COK.
