In this descriptive research, different concepts and criteria about the degradation and maintenance of buildings abound. It is proposed to contribute to the knowledge on the subject, considering the incidence in the degradation of the resistance of the cement-sand concrete of the exposure to high temperatures triggered by a fire and by the affectation of the natural phenomenon of carbonation. As the temperature increases, the concrete presents a progressive degradation of its fundamental properties due to different effects that its action causes in the cementitious matrix; likewise, the effect of the exposure time to CO2, of the cement-sand concrete of f´c=210 kg/cm², is related to the depth of carbonation and the degradation of the compressive strength. Carbonation depth was determined by the phenolphthalein test. Guidelines are proposed for the preparation of conservation and maintenance plans for public buildings in the jurisdiction of the Loreto region; and a maintenance organization method, its planning and responsibility, tending to show the advantages of lengthening the useful life and its effects both for the national economy and for the users.
