The present study examined the impact of risk management on project schedules and budgets during the execution phase of multifamily housing projects in Cusco, Peru. The case study was the Berlín 107 Multifamily Building. The research focused on the implementation of a risk management plan based on the PMBOK approach, impacts the timelines and budgets of multifamily housing projects during the execution phase. The study found that without risk mitigation measures, the project could face an additional 37-day delay. However, with risk mitigation measures in place, this delay was reduced to a maximum of 12 days. This demonstrates that proactive risk management can have a significant impact on reducing project durations. In terms of budget, the study revealed that, in the absence of risk mitigation, the project could incur a cost overrun of up to S/277,809.00 soles. However, the application of risk mitigation strategies resulted in a reduction of this cost to S/106,919.00 soles, representing a potential saving of up to S/170,890.00 soles. The findings of this study underscore the significance of risk management in controlling costs and ensuring financial efficiency in the implementation of housing projects.
