The research focuses on analyzing the influence of the evaluation of BIM tools in the design phase of the project "Creation of the Municipal Palace of the Populated Center of Unión Chanka de Cupisa, District of San Jeronimo, Province of Andahuaylas, Department of Apurímac–2022”. It began by selecting a technical file of a project by Direct Administration for an exhaustive analysis. The analysis of the file included the identification of architectural and structural items, as well as the unit prices of the original technical file. Subsequently, the costs were compared with and without the use of BIM tools, using Revit modeling to obtain initial measurements, focusing on the structures and architecture items. The results highlight the significant influence of BIM tools on the Union Chanka de Cupisa Municipal Palace project, evidenced in the identification of interferences and incompatibilities, and in the precision of measurements and budgets. It is concluded that BIM tools not only contribute to the reduction and optimization of costs and measurements, but can also generate increases in cases of deficiencies in the initial design of the project. These increases are associated with incompatibilities detected during the design phase, which can lead to erroneous cost and meter estimates. However, the importance lies in the fact that by addressing these incompatibilities, BIM tools make it possible to correct design problems, generating positive adjustments in costs, with a tendency to decrease when analyzing the most representative items of the project.
