The purpose of this study is to determine the physical, chemical and mechanical properties of the soil, as well as to determine the bearing capacity for continuous and square foundations in the former La Encalada estate in the district of Víctor Larco Herrera, Trujillo, La Libertad; with the main objective of preparing a geotechnical zoning plan for foundation purposes for buildings of up to 3 levels. The study population is comprised of the soils of the rustic plots in Ex fundo La Encalada, forming a total of 2 hectares of land. 6 test pits and 2 standard penetration tests were carried out based on the E.050 Soils and Foundations Regulations to determine the properties of the soil and its geotechnical parameters. The research focused mainly on the unified classification of soils using the SUCS and the bearing capacity of the soil using calculations based on the Terzaghi and Meyerhof formula. Similarly, to find the bearing capacity of the soil in the study area, a foundation depth of 1.20, 1.50 m and 1.80 m of foundation layout was taken into account for the calculation. The geotechnical zoning study was carried out, obtaining two zones in the study area. In Zone I, there is the presence of clay of medium plasticity, whose admissible capacity values vary from 0.62 to 0.66 Kg/cm2 for strip foundations, and from 0.79 to 0.82 Kg/cm2 for square foundations. In Zone II, there is the presence of poorly graded sands, whose admissible capacity values vary from 0.86 to 1.35 Kg/cm2 for strip foundations, and from 0.89 to 1.37 Kg/cm2 for square foundations
