The Historic Center of Lima is characterized by maintaining an urban fabric constituted and defined by its buildings dating from the republican era, most of which are not in a good state of conservation and do not meet the habitability conditions for their residents. Within this urban fabric, a series of buildings representative of the modern movement in Peru can be distinguished, which are currently partially or totally abandoned, and over the years have become distinctive in the perception of the image of a “disordered and decaying Center of Lima.” This reality motivated the development of the present work, in which, based on the analysis of the state of disused buildings, a series of opportunities were identified that will allow us to carry out architectural recycling interventions from a physical and social reality, with the aim of understanding the capacity of architecture to regenerate a decaying space, in addition to contributing to improving the quality of life of the inhabitants through a collective housing proposal. In this sense, a new model of housing growth at the urban and building level is explored through the recovery of what exists to re-inhabit a forgotten place. Likewise, typological criteria of flexibility in housing are applied, starting from the idea of rethinking the organization of living spaces in a free and adaptable manner, as Bezos (2021) states, “according to different combinations from a phenomenology originated by daily living” (p.55), with the aim of satisfying the needs and new ways of life of a constantly changing society.
