The present research aims to address the issue of premature deterioration of reinforced concrete structures in Lima Metropolitana, a problem that has become increasingly evident as construction in the city grows. This deterioration is linked to the corrosion of reinforcing steel and the carbonation of concrete, two factors that compromise both the safety of buildings and the cost-efficiency of maintenance. Therefore, the research focuses on developing an accurate method to estimate how long a structure can last before significant failures occur. This would enable early intervention and better management of resources allocated for repairs. The project will be based on the selection of Fick, CEB-FIP, and Tutti methodologies. The Fick method will be used to evaluate steel corrosion, while the CEB-FIP will analyze the carbonation process in the concrete. Based on these data, an analytical model will be developed to estimate the residual service life of the structures. Finally, recommendations for the maintenance and preservation of buildings will be presented, helping to ensure their durability and contribute to a safer and more sustainable urban environment.
