This project focuses on optimizing the initial layout design for the construction of a shopping center in Lima, aiming to reduce cost overruns and delays by making more efficient use of space. The total land area is 47,707.66 m², with a built-up area of 154,787.38 m², distributed across four commercial levels, two levels of underground parking, and a six-story tower. The design considers regulations such as the National Building Code (RNE) and local urban planning ordinances. Using a spaghetti diagram, workflow patterns will be analyzed to identify inefficiencies in the movement of materials, equipment, and personnel. Based on this analysis, an optimized design will be developed to accommodate the specific requirements of the project. The proposed model will be implemented in a simulated environment to assess its impact on cost and time reduction, enabling validation of its effectiveness in improving layout design in accordance with regulations and cost optimization. Finally, recommendations will be formulated for the planning and execution of future commercial projects, optimizing resources and enhancing spaces.
