The implementation of BIM (Building Information Modeling) and Lean Construction methodologies has been identified as a fundamental approach to improving efficiency and quality in construction projects, especially in small and medium-sized enterprises (SMEs) in the real estate sector in southern Peru. This study proposes a detailed guide to facilitate the adoption of these methodologies in this context, addressing the specific challenges faced by these companies. The analysis reveals that BIM significantly improves coordination and communication among project stakeholders by centralizing information in a three-dimensional digital model, which reduces errors and conflicts. On the other hand, Lean Construction focuses on waste elimination and continuous improvement, optimizing resource use and minimizing costs. Despite the benefits, the implementation of these methodologies presents challenges such as resistance to change and the need for specialized training. However, these obstacles can be overcome through appropriate change management strategies and continuous training. Furthermore, the synergy between BIM and Lean Construction not only enhances operational efficiency and project quality but also contributes to environmental and social sustainability, promoting more responsible and efficient construction practices. In conclusion, the effective adoption of BIM and Lean Construction can transform the construction sector in southern Peru, improving the competitiveness and sustainability of SMEs. The guide proposed in this study provides a practical framework adapted to local realities to facilitate this transition.
