This work presents an integrated methodology for requirements management in the pre-construction phase of the "Praderas de Santa Rosa" multifamily project in Asia, Cañete, Lima. The research aims to identify all change orders generated by clients in the architectural design during pre-construction through the implementation of a requirements clarification matrix supported by simulation and 3D modeling with Revit software, with the goal of minimizing changes that may arise during the project execution phase. This tool was designed to improve communication between clients and design teams, helping to reduce costs, construction time, and risks associated with unforeseen changes during execution. The developed methodology consists of five phases: information gathering, project modeling in Revit 2022, design of the requirements clarification matrix in Excel, client validation, and follow-up. This approach allows for the identification, organization, and evaluation of client requirements, as well as ensuring they are reflected in the project’s three-dimensional model. Finally, this methodology seeks to minimize design variations that, in traditional projects, tend to arise due to the lack of clarity in 2D plans and clients’ limited familiarity with technical details.
