COVID-19 Pandemic affected many economic sectors around the world, such as construction, mining, education, tourism, healthcare, etc. COVID-19 guidelines and protocols established by governments and WHO (World Health Organization) due to a fast propagation of the virus in the world affected the development of the activities in many construction projects. The impact of the pandemic in the construction sector was reflected in the increase of the final cost of apartments projects, this happened due to an standstill in projects demanded by governments, implementation of disinfestation protocols and the affection of the productivity inside the project. This scientific research aims to propose guidelines which mitigate the impact caused by COVID-19 in futures projects impacted by a pandemic with similar characteristics of the current one. These guidelines were proposed, based on the study of five multifamily building projects in Modern Lima within 2020 and 2021, analyzing the average of the variation between the initial cost and the final cost (impacted just for the pandemic), which later were validated by experts on the subject, who combined have more than 50 years of experience in the field of the apartment construction in Peru. In the results of this scientific research, 3 guidelines were proposed: economic guidelines, temporal guidelines and contractual guidelines.
