The main variables to know the feasibility of a real estate project are: cost of land, cost of construction, price of real estate units and speed of sales. Have an advantage in some of them such as low-cost construction materials (steel), have as a partner the owner of the land, have some flexibility in financing or pay the land deferred, would significantly mitigate the liquidity risk of the project, the credit line granted by a banking institution is contingent and depends heavily on the monthly sales of the units. The role of the financier in this area involves maximizing liquidity and avoiding incurring bank debt, in contrast, greater flexibility in payments at a significant cost is beneficial for cash flow. To achieve this, it is possible to take advantage of guarantee structures such as the guarantee trust applied to the land, joint partnership| contracts, exchanges or even to form a consortium where one of the participants gives up the land, these are key strategies to optimize liquidity needs.
