ABSTRACT This thesis aims to assess the technical, economic and financial of a pre-feasibility study for the implementation of an ecolodge called "Natural Paradise" for tourists who experienced experiential tourism in the province of Lauricocha Queropalca District. The project targets the segment of domestic and foreign tourists with high purchasing power (mainly foreign tourists from the United States and Europe) to come to Peru to conduct experiential nature tourism. The value proposition is based primarily on providing quality service in an experiential ecological concept (people show interest in caring for the environment, always looking for products that are perceived as less impact on the environment without making changes to the environment in which the activities will stay) and infrastructure on an area of 4 acres (40 000 m²) strategically located in the district of Queropalca. The accommodation consists of 20 Bungalows which are constructed of wood and adobe reinforced and will be located on the edge of town Queropalca, which enable guests to have a commanding view of the landscapes of Queropalca. It will turn a restaurant that will offer many traditional local dishes and room for interpretation, which will provide information on all the tourist sites and cultural events in the region. The ecolodge "Natural Paradise" will be positioned as the premier eco-lodge near Huánuco and Ancash, specialized in providing hosting services to foreign tourists, thus taking advantage of the demand for nature tourism and the limited supply of luxury lodgings establishments in the area of Huánuco and Ancash. The economic and financial evaluation of the project's cash flows proved to be feasible within a demanding scenario (cost of capital of 18.81%), based on a net present value of S /. 581 947 and a financial net present value of S /. 622 450 with a recovery period of 5 years. The investment required to carry out the project is S /. 1 178 115, this amount will be financed by a capital contribution of 70% held by the shareholders, the remaining 30% will be financed through a bank loan. Finally, we conclude that the business plan is viable, based on an existing demand of tourists in nature, the lack of offer deluxe accommodations and eco-lodges and the operational and economic feasibility of the project.
