In the present investigation, the cause-effect relationship of the variables is evaluated and analyzed: Maintainability and Availability to improve Maintenance Management of the Caterpillar Bulldozer D475 Tractor fleet at the Komatsu Mitsui 2017 company in he Las Bambas mine, finding as a result, a deficient maintenance management of the fleet n question, due to the lack of implementation of tools that optimize maintenance processes, as well as the lack of time controls during the stoppage of a team. The lack of knowledge of personnel regarding qualitative and quantitative maintenance techniques, among other concepts, was also considered. It has also been found that practically predictive maintenance is not taken into account. In such a context, it is not known which are the critical equipment of the fleet, nor at what moment a major component change will be needed; neither are analysis of failure modes and effects of said equipment; likewise, no historical or statistical data of the time between failures of the equipment is managed to evaluate its reliability and determine the optimal preventive maintenance cycle of each critical equipment based on the maintainability analysis, among other aspects. All these deficiencies, has led to implement inadequate frequencies or maintenance cycles of fleet equipment, causing unexpected stops, thus generating low numbers in availability. In view of this situation, in the present investigation, the Sustainability Analysis was first used as a tool, the diagnosis was made during the first 6 months of the year (January - June), determining the average time between failures and the average time of repair of the equipment of the fleet, in this way a list of the critical equipment was obtained to then determine the improvements within the maintenance process, such as the optimal cycle for preventive maintenance or the anticipation of possible failures, based on the maintenance analysis thereof. Likewise, to reach the improvement of Maintenance Management, the Availability Analysis was used as another tool, in order to have the number of hours not worked by the teams, the identification of the main stops and the use of the fleet. For this reason, the implementation of a time control is proposed, in this way each stop that the equipment has while it is used will be identified. After proposing the improvements and putting them into practice, the evaluation of the subsequent 6 months of the year (July - December) was carried out, in order to verify that with this implementation the objective of optimizing the Maintenance Management of the fleet equipment is achieved of Tractors Caterpillar Bulldozer D475 in the company Komatsu Mitsui 2017.
