The present study "Analysis of risk that affect the costs and the quality of construction processes of the items of finishes executed by subcontractors, detected in the post-sale in residential buildings of the Construction Company - Cusco period 2019-2020”, it is an investigation whose relevance is based on being of an exploratory nature, since no precedents were found referring to risks in finishes identified in the post-sale. The general objective was "Analyze the risks that affect the costs and quality of construction processes in the finishing items executed by a subcontractor and detected in the post-sale, in residential buildings of the Construction company. It is a quantitative, descriptive, non-experimental, cross-sectional, retrospective study. The collection of information was based on the existing documentary review of the post-sale, finding a total of 418 risks. Likewise, questionnaires were applied to personnel specialized in finishes and to an expert engineer, in order to corroborate and complement the existing information in relation to costs and quality. The risks identified in the post-sale were grouped into 8 finishes, obtaining the probability of occurrence, going on to qualify the risks, using the scale proposed in PMBOK® (2017). The analysis of the effect of risks on costs and quality was done using the risk analysis matrix, which is one of the most widely used qualitative evaluation methods, and the Monte Carlo simulation using the @Risk software, for the quantitative analysis of risks. the same. The main results reached are: 1) 30 risks were identified in finishes with a 20% high probability of occurrence. 2) 27% of risks were found with a high and extreme level of effect on costs. Some risks with minimal probability had a great impact on the cost such as "presence of cracks in accessories", whose maximum cost executed for care amounted to S/1,680 soles, and it can be inferred that the higher the probability the costs would increase significantly in the post-sale. 3) In relation to quality, 86% had an acceptable, tolerable level of risk effect, equivalent to moderate risks. These risks could be avoided in the future through the implementation of prevention and quality control actions for finishing work carried out by subcontractors during the construction process.
