The investigation has for name: ” COMPARATIVE ANALYSIS OF THE APPLICATION OF THE BIM METHODOLOGY IN THE PRE-CONSTRUCTION STAGE AND ITS EFFECTS IN THE CONSTRUCTION OF HOTEL PROJECTS OF THE COMPANY ORION GROUP, 2018 - 2019. ” In the present investigation, the effects of the different degrees of maturation of the BIM methodology on construction in Peru were compared, trying at all times to generate a faithful portrait of the reality of this item today. The “traditional“ methodology of leading the direction and management of projects is showing its flaws, so the next step in the search for optimization of this industry is the use of new methodologies, but having so many and wanting to apply them all at once are generated more problems than benefits, thus it is prudent to focus on one at a time until reaching its maximum development, the BIM methodology being chosen in the research. In the face of this research, it was the initial hypothesis that the more tight we follow what the application guidelines dictate, and the greater the degree of maturation (chosen classification of the methodology for the present investigation) chosen, the better the effects and results obtained in the projects. To ratify or refute the aforementioned, information was collected from 4 hotel projects managed by the ORION GROUP company and built during the 2018 - 2019 period, to which different degrees of maturation of the BIM methodology were applied, greater interest in information was taken referred to the budget, schedule and agreements formulated in the Pre-construction stage and the variations of the budget and schedule seen in the construction stage of the project and the RDI`s formulated by deficiencies in previous stages, with this information documentation sheets were generated and summary to better manage the large amount of data handled and comparisons were made between the projects and comparisons with the expected according to the theoretical framework of the methodology, obtaining at the end an idea of the current state of the application of the BIM methodology in the Peru. After carrying out the analyzes and comparisons, it was possible to see that applying the different degrees of maturation of the BIM methodology as indicated in the application guidelines is counterproductive, since they were formulated taking into account another reality and another profile of professionals. which the presence of adaptations and modifications to the methodology are necessary to obtain benefits within the construction in Peru, which have been given as recorded in the investigation, the final result is a technical support that will support the reader to be able to Identify the appropriate degree of maturation to apply in your project with the resources and the group of professionals you have and know what the aspects affected by these will be, producing better decision-making, as well as the documentation sheets and the development system used were formulated for the present investigation without having a national or Latin American reference of these, being able to serve in this way as a support to carry out this same research in other projects, being able to generate in this way a larger database that would serve as a reference for the application of the BIM methodology in the country.
