The sustainable construction is getting a better impulse nowadays because of the global concern related to climatic change. According to the latest report from IPCC (Intergovernmental Panel on Climate Change), efforts must be made to restrain the increase in temperatures caused by greenhouse gases which have been causing loss of biodiversity, natural disasters, droughts, torrential rains, fires, etc.; it also reports that the construction has an important percentage of contribution of carbon dioxide (the main cause of global warming) almost in the same proportion as carbon dioxide emissions produced by transportation. Considering this context, it is important to change the way it is built (on a regular basis) and to make a change of thinking towards a sustainable construction being respectful of the environment as well as the reduction of its carbon footprint. The present thesis researches the rating systems and their intention to contribute both to the reduction of the carbon footprint of buildings, and the improvement of the performance of a building (environmental, social, and economic). For the present research, the system selected was LEED rating since it is a system that leads to the design in an integrative, systemic way, which measures the level of efficiency and performance of the building, besides, it has a presence in our environment with antecedents of having been used by universities and private companies in Peru. The proposal carried out in the present investigation is to evaluate the level of sustainability of the design of an existing project (regular design) and how feasible it is to manage to achieve a level of certification, which, furthermore, can allow us to measure its efficiency and performance. To achieve the objectives of this research, it was developed a situational diagnosis of the Project design, determining its low level of sustainability, and not reaching a certification level; then, a feasibility analysis was made to determine if the project can apply for certain credits that allow it to be eligible for qualification; and subsequently, strategies were identified that can be implemented and justified in the project design to obtain a certain score which allows favorable conditions to access a certification; with this process, moreover, it was possible to measure its sustainability level and to identify the corresponding qualities for the development of the project. The research process approach developed has allowed that the proposed project design (case study) could achieve a certain level of certification, LEED Certification. This means that an existing project has possibilities to improve its performance and efficiency condition; likewise, applying conveniently selected strategies from the different credits of the rating system at an early stage of a project design can improve its efficiency and performance conditions. It is important to consider proper planning for the fulfillment of the project objectives.
