The thesis proposes the establishment of an ecological strip center in the Breña district. This district is one of the next to the historic center of Lima and the industrial zone, it is the most densely populated in the province of Lima with 26 thousand 493 inhabitants per square kilometer. Breña is one of the districts with the highest real estate growth demonstrated in recent years and where multifamily projects of up to 20 floors have been developed on the main roads. This has had a favorable impact on commerce but has also shown deficiencies such as a decrease in its quality of service, lack of security, inflexible attention shifts, lack of adequate design and infrastructure in stores and exhibitions, less facility of payment, lower offer in product prices; therefore, less comfort and quality when making purchases. Within this framework, the establishment of an ecological strip center becomes feasible. The design of the product, based on the market study, is defined as a supply center for purchases and various services, in an ecological strip center format with five business lines: a minimarket; as an-anchor store, banks, personal and commercial care stores, services, and fast food-food court stores that meet the direct needs of the inhabitants of Breña and its adjoining districts. In the same study, the preferred brands of the target audience are detected. The Ecological Strip Center should be located on a corner to take advantage of both the accessibility and the advertising on its facade. By virtue of this, the chosen land is located between block 6 of Arica Avenue and Jirón Loreto. This area is central, with a large amount of commerce, multi-family buildings and condominiums, and a constant flow of people. Based on the analysis of implementation costs for the building to be sustainable, the costs fluctuate between 1.34% and 5.25%. The EDGE certification has been chosen, which requires that the building demonstrate at least 20% resource efficiency in the categories of energy, water and energy incorporated in materials. In the design, several store formats have been considered according to the requirements of the spaces for the businesses / brands that have been the most preferred by customers who would visit the shopping center. For the financial analysis, the conservative option was taken into account, with an occupancy percentage of 70%, in the case of non-Anchor stores and other services. The Ancla store has taken into account the optimistic covered option for development and launch. From this analysis, in an operation period of five years, a NPV of 85 mil 204.59 dollars and an IRR of 205% are obtained, so the economic viability of the operation is verified.
