The main objective of this research is to analyze the impact of COVID-19 emergency measures on the economic-financial model of real estate housing projects in Metropolitan Lima, considering the great importance it has for projects in the construction sector and its usefulness for companies to have valuable information to make more convenient economic evaluations of their projects. The research that has been developed is of the “Research Project“ type, with a non-experimental design, carried out with a sample of 68 professionals with experience in real estate housing projects. The main technique used was the survey and the Google Forms questionnaire as an instrument, which explains the impact of COVID-19 on the economic-financial model of the projects, measured in percentages of impact on the ratios of the economic-financial model. The impact of COVID-19 was reflected in an unprecedented high economic recession by 2020, with a slow recovery by 2021, reflected in impacts on the economic-financial model of the construction sector. For the evaluation of such impact, the macro and micro-environmental factors will be analyzed, as well as the environmental factors of the new mandatory measures implemented by the State in the real estate sector. The research is qualitative and quantitative, according to the bibliography, collection of regulatory and legal information and data collection, the respective analysis was carried out, where it is concluded that the total expenses are summarized in a new ratio “Expenses per COVID-19“, added to the financial economic model, which is less than 5% of the total budget of a real estate project. This reflects the percentage impact on sales, which ranges from -10% to -20%, as well as the impact on the total expense budget, which was impacted between 1% and 3%, and finally on the income statement, which has an impact greater than -40% on net income.
