In this thesis, the design and implementation of maintenance management in a II–2 level hospital has been studied. The research was developed under a collaborative-interdisciplinary approach within the hospital complex, using BIM tools in the conservation and maintenance phase of the builting. The initial situational analysis of the maintenance management system of the hospital complex has been developed systematically, starting with the inventory, recognition of areas, services such as the personnel that works, verification of the plans, as well as the familiarization of the communication system used. in the maintenance of equipment and infrastructure. After the diagnosis, an inventory of biomedical equipment was carried out using records, which were designed in accordance with the guidelines issued by the Ministry of Health (MINSA), adding some additional parameters that allow a better registration and classification of the equipment. Following this, the As built plans were updated to be able to use them together with the BIM tools, which allow us to generate 2D–3D dynamic models. It should be stated that special conditions are needed to generate these models, which will be detailed later. With the processing of inventory information, 2D–3D dynamic models, total immersion images, aerial images and technical files, it was possible to generate a maintenance plan at the level of biomedical equipment and architecture according to: the type of maintenance, the maintenance period, importance of the team and/or area. Generating data tables, scheduled activities and reports belonging to the annual maintenance plan. Finally, an agile communication system was implemented for the area of maintenance and services involved through an ICT tool, obtaining communication in real time, updatable and interdisciplinary. This management implementation improved the traditional system from which the patients benefit and therefore the population of the central jungle.
