This research work consists of VI chapters, which are developed from the approach of the problem, which lies in the problems of design, construction and operation that involve continuing to use traditional 2D processes and how these affect the quality of projects and in the profitability of the companies that execute it; where the hypothesis proposes to use management models based on new technologies that allow optimizing processes and resources in all stages of the project, maximizing its profitability and quality; aiming to achieve a high-performance building. The hypothesis and objectives have been justified through the results of successful cases and lessons learned from different experts and projects worldwide, with statistical data that reinforces the mentioned results; as well as opinions and conclusions of recognized authorities and authors in the Peruvian field, which reinforce what is mentioned in this thesis In chapter II, reference is made to a theoretical framework on the main terms referenced in the research, antecedents of management models and how these are related to new technologies and collaborative and agile methodologies; based on research from different projects worldwide. The theoretical basis of management models such as PMI (Project Management Institute), Integrated Project Delivery (IPD), Lean Construction, Building Information Modeling (BIM) and Virtual Design Construction (VDC) are reviewed. In addition, the progress of management methodologies and models at the level of Peru and the world is analyzed. In Chapter III, an analysis of the economic and macroeconomic environment of the construction sector in Peru is carried out, as well as articles of law and interviews with experts in the sector. On the other hand, the real estate sector in Peru is analyzed and its adoption, to new technologies for project management. In chapter IV, an investigation is carried out, with interviews with experts from the construction sector involved in the use of new management models based on technologies. The research will be based on a qualitative survey of experts in the use of new management models, through which the questions for the quantitative survey will be configured, which will support our research. Finally, the analysis of the qualitative and quantitative surveys will be carried out for the conclusions that will be the basis and at the same time will reinforce the results obtained in this research.
