Centro empresarial de desarrollo de incubadora de negocios y mercado plaza en San Juan de Lurigancho

Abstract

El Centro Empresarial de Desarrollo de Incubadora de Negocios y Mercado Plaza en San Juan de Lurigancho, forma parte de la intervención urbana desarrollada durante los ciclos 2018-2 y 2019-1 en el taller de Tesis, curso de 9º y 10º ciclo de la carrera de arquitectura en la facultad de Arquitectura Urbanismo y Artes de la Universidad Nacional de Ingeniería. El proyecto arquitectónico se ubica en la Av. Las Lomas dentro de la actual Zona Industrial de San Juan de Lurigancho. Se tuvo como finalidad plantear una reurbanización de toda esta zona para poder integrar y unificar a San Juan de Lurigancho ya que se encuentra partido por esta gran zona industrial y darle una nueva identidad al distrito, a su vez poder proponer una tipología de edificio que permita concentrar y potenciar pequeñas empresas y personas que buscan emprender un nuevo proyecto o idea de negocio. La presente tesis consta de tres capítulos. El primer capítulo desarrolla una introducción al proyecto, citando antecedentes y referencias que permiten justificar el planteamiento del problema con la finalidad de lograr los objetivos propuestos, el segundo capítulo, se fundamenta el proyecto desde la factibilidad económica y programa arquitectónico. Por último, en el tercer capítulo se realiza un desarrollo profundo del proyecto partiendo desde la estrategia urbana, concepción volumétrica y análisis por especialidades, terminando con las conclusiones, recomendaciones, anexos y bibliografía.

The Business Incubator Development Center and Mercado Plaza in San Juan de Lurigancho, is part of the urban intervention developed during the 2018-2 and 2019-1 cycles in the Thesis workshop, 9th and 10th cycle of the degree course of architecture in the Faculty of Architecture, Urbanism and Arts of the National University of Engineering. The architectural project is located on Av. Las Lomas within the current Industrial Zone of San Juan de Lurigancho. The purpose was to propose a redevelopment of this entire area in order to integrate and unify San Juan de Lurigancho since it is divided by this large industrial area and give a new identity to the district, in turn being able to propose a building typology that allows concentrate and empower small companies and people looking to start a new project or business idea. This thesis consists of three chapters. The first chapter develops an introduction to the project, citing antecedents and references that allow to justify the approach of the problem in order to achieve the proposed objectives, the second chapter, the project is based on the economic feasibility and architectural program. Finally, in the third chapter, a deep development of the project is carried out starting from the urban strategy, volumetric conception and analysis by specialties, ending with the conclusions, recommendations, annexes and bibliography.
