Planeamiento, programación y gestión del tiempo de construcción de una obra de un edificio de oficinas en San Isidro - Lima

Abstract

El presente trabajo de suficiencia profesional se centra en la implementación, elaboración y desarrollo de la aplicación de las herramientas de la metodología Lean Construction y el método del valor ganado del PMBOK, tiene como objetivo principal el planeamiento, programación y gestión del tiempo de la construcción del proyecto Torre Orquídeas, ubicado en el distrito de san isidro, el cual cuenta con 27 pisos y 10 sótanos. El proyecto tiene una duración estipulada de 27meses. En el primer capítulo se realiza el resumen del plan de suficiencia profesional, en donde se detalla los antecedentes referenciales, planteamiento de la realidad problemática y objetivos. En el segundo capítulo se describirá la teoría necesaria para la elaboración y desarrollo del Trabajo de suficiencia profesional, se definirá teorías y métodos de planeamiento, programación y gestión del tiempo y costo como parte fundamental en el proyecto, en la metodología de la construcción sin perdidas mencionaremos las características de sus herramientas como la sectorización, tren de actividades y el sistema del ultimo planificador y en el método del valor ganado mencionaremos a sus tres herramientas el valor planificado, el valor ganado y el costo real incurrido que monitorean el tiempo y los costes del proyecto. En el tercer capítulo se describirá los detalles del proyecto, tales como su ubicación, acta de constitución, estructura de división del trabajo, organigrama y las herramientas a utilizar en el presente trabajo de suficiencia profesional. En el cuarto capítulo se elabora y desarrolla el planeamiento, programación y la gestión del tiempo y costo para la construcción de un edificio de oficinas, siguiendo las teorías y métodos descritos en el segundo capítulo. En el quinto capítulo se desarrollará el análisis e interpretación de los datos obtenidos en el proyecto para verificar el resultado del proyecto en costo y tiempo. Por último, tendremos las conclusiones, recomendaciones, bibliografía y anexos.

This professional sufficiency work focuses on the implementation, elaboration and development of the application of the tools of the Lean Construction methodology and the PMBOK earned value method, has as main objective the planning, programming and time management of the construction of the Torre Orquídeas project, located in the district of San Isidro, which has 27 floors and 10 basements. The project has a stipulated duration of 27 months. The first chapter summarizes the professional sufficiency plan, detailing the reference background, the problematic reality and objectives. The second chapter will describe the theory necessary for the elaboration and development of the Professional Sufficiency Work, will define theories and planning methods, programming and time and cost management as a fundamental part of the project, in the methodology of construction without loss we will mention the characteristics of its tools such as sectorization, train of activities and the system of the last planner and in the method of the value gained we will mention to its three tools the planned value, the value gained and the actual cost incurred that monitor the time and the costs of the project. The third chapter will describe the details of the project, such as its location, constitution, division of labour structure, organizational chart and the tools to be used in the present job of professional sufficiency. The fourth chapter elaborates and develops the planning, programming and management of time and cost for the construction of an office building, following the theories and methods described in the second chapter. In the fifth chapter, the analysis and interpretation of the data obtained in the project will be developed to verify the cost-time outcome of the project. Finally, we will have the conclusions, recommendations, bibliography and annexes.
