In recent years, medium and high-rise buildings in Peru have been increasing their demand in different regions of the country, especially in the city of Lima, due to the real estate boom. These buildings, mostly of reinforced concrete and dual system, at past seismic events have presented different behaviors and failures than those assumed in the design stage, this is because the methodology that has been applying does not contemplate the performance in a non-linear range of structures. For this reason, surge the need to cover the non-linearity of buildings to determine their performance and also quantify the damage of the elements. In the present work, 3 dual system buildings of reinforced concrete of 6, 10 and 15 stories are evaluated and compared, these buildings present similar characteristics and geometric configurations. The behavior of the buildings is determined evaluating the performance of these buildings designed following the methodology of “Resistance design“ applying the methodology of “Performance based design“. The capacity beyond the elastic limit is determined using the non-linear static analysis “Pushover“. The elastic demand spectrum is obtained according to the peruvian code E.030 and the reduced demand spectrum according to ATC-40. Once the capacity and demand spectra are defined, the performance points are obtained, and based on the performance objectives according to VISION 2000, is obtained the level of performance of the buildings. Finally, the main contribution falls in the evaluation of the buildings for different seismic requests, concluding that having complied with the requirements of the methodology of “ Resistance design“, there are buildings that do not necessarily present the expected performance for certain seismic requests. In addition, it is recommended to continue with the application of the methodology of “Performance based design“ using seismic records through a nonlinear dynamic analysis.
