The Lean Construction philosophy suggests to visualize construction as workflow. Lauri Koskela developed the TFV production theory, where he brings together three sub-theories such as: Transformation theory, flow theory, and value theory. Koskela and other researchers describe these sub-theories as workflows and orient them to Shigeo Shingo’s visión, where these sub theories are integrated: (T) Transformation, which is oriented to the work itself, also as a flow of subjects; (F) Flow, which is oriented to the spatial and temporal movement of materials (or information); Y (V) Generation of value, which is oriented to look at the process of design and products manufacturing to meet the needs of the internal and external customer called by Shigeo Shingo as a flow of objects. At the present time, project planning under the conversión model is still common use. This model, taken from the CPM (Critical Path Method) programming, considering production as the only flow in construction, which affects the project cost and time. This becomes even more critical in the finishing stage, due to the broad variability, uncertainty and specialized labor required in this stage (subcontractors). This thesis is based on the analysis of the flows involved in a construction project, which are: objects (generation of value), subjects (human equipment), materials and information and seeks to identify basic principles for each of them and in this way propose a system for the management of work in the stage of finishes of a building, which is based on people, since it is the dynamic individuals who generate the complexity but at the same time allow to take management to success through learning and continuous improvement. The proposed management system is based on a group of tools that allow to map, control and improve, each flow that take part in the construction project. The object flow is supported by a work control panel and gemba walks; The information flow is supported by tools ICT, visual management, collaborative meetings; The subject flow is supported by pull planning, balance lines, daily plan, commitments fulfilled percentage, cost control panel, and finally the material flow relies on a resource panel and in a choose by advantages matrix for suppliers. ABSTRACT The finishing stage has a short duration in building execution. Therefore, the internalization process of a management system has to be done quickly and easily; Therefore, a dynamic workshop creation is proposed based on lego pieces, where construction building can be simulated, also allows to apply the expected tools to be implemented as part of the management system based on people. This is how participants, in a playful way, will understand the benefits that the management system offers. Workshop creation was carried out using the Design Thinking methodology: Understand the problem, find and interpret the needs, generation of ideas, prototyping and evaluation. The proposed management system based on people for the stage of finishes was applied in the María Residential project, a -1 basement and 8 floors - building, that was in charge of the construction company called Royal SAC, and has as execution place San Juan de Miraflores. This thesis shows the management system approach, the implementation process as well as the results obtained, many of them positive, but also with several opportunities for improvement.
