Within the construction business the construction companies are in an intense search to be more competitive, to ensure their permanence in the market. This search has a greater challenge the company has a heritage composed mainly of heavy equipment such as the case of Consulnova S.A. so it’s obliged to ensure that the team has the most time available to operate before failing, less standby times and non-scheduled times, thus guaranteeing lower maintenance costs, increased productivity with quality and obtaining a greater profitability by becoming more competitive. The total productive maintenance (TPM) is responsible for breaking with the usual maintenance system, in which some collaborators produce and others repair, seeking to involve all personnel in the maintenance of equipment, in order to reduce to zero failures, breakdowns, defects or accidents. Creating a maintenance management system compatible with what is required to be more competitive in the construction market at a comfortable investment cost for any company. A goal of this research is to present a methodology for the implementation of total productive maintenance (TPM), developing basic guidelines for implementation success that can be adapted by different companies according to their own characteristics of the processes they handle. The study also considers the application case of the implementation of the total productive maintenance (TPM) in the maintenance workshop of equipment on site of the construction company Consulnova SA, whose evaluation of the generated impact has been made with the use of indicators before and after the implementation of total productive maintenance (TPM) Finally, an analysis of the evaluated indicators and an economic cost-benefit analysis of the total productive maintenance (TPM) implementation obtained during the duration of the study is carried out.
