Abstract: El Proyecto residencial-comercial Edificio Torre Higuereta, ubicado en la Urb. La Castellana, frente al Óvalo Higuereta, distrito de Miraflores, es un edificio de inversión privada que busca brindar seguridad y confort a los residentes, integrando físicamente el área residencial de Paseo La Castellana con el espacio público del Ovalo Higuereta y la Estación Cabitos de la Línea 1 del Metro de Lima.
La zona del proyecto tiene un inmejorable emplazamiento, teniendo al frente al Óvalo higuereta como principal espacio público, centros comerciales como Plaza Vea, Polvos Rosados y galerías comerciales en el eje de la Av. Aviación; además de la Estación Cabitos del Metro de Lima que le da un plus importante a esta zona, por ser un medio de transporte que brinda eficiencia, seguridad y limpieza eco-ambiental.
También una zona financiera adyacente, con una serie de agencias de instituciones como Banco de Crédito del Perú, Scotiabank Perú y el Registro Nacional de Identificación y Estado Civil (Reniec); además del local de Telefónica, en el eje de la Av. Tomás Marsano.
El Proyecto arquitectónico contempla un área comercial y un área residencial.
El área comercial, que cuenta con un amplio hall de ingreso frente al Óvalo Higuereta, se desarrolla en los dos primeros niveles, teniendo en el primer nivel 5 locales comerciales y en el segundo nivel 2 locales.
El área residencial, cuyo hall de ingreso para residentes es por Jr. Paseo Rosales, se desarrolla a partir del tercer nivel del edificio.
En el tercer nivel se desarrolla el área recreativa exclusiva para los residentes de los departamentos.
Encima de dicha área recreativa se tiene previsto 3 bloques escalonados de departamentos.
• El Bloque 1, ofrece 10 departamentos tipo dúplex y 2 departamentos tipo triplex, distribuidos en doce pisos.
• El Bloque 2, ofrece 14 departamentos tipo dúplex, distribuidos en catorce pisos.
• El Bloque 3, ofrece 28 departamentos tipo flat y 2 pent-house, distribuidos en dieciséis pisos.
Además, cuenta con 5 sótanos para estacionamientos con ingreso por Jr. Paseo Rosales, requeridos por la normativa municipal, para el área comercial y residencial.
El proyecto arquitectónico beneficiará a los habitantes en varios aspectos; en el aspecto económico, aumentando el valor inmobiliario de los predios, al mejorar la infraestructura e imagen urbana; mejorará la calidad de vida de sus habitantes, al tener seguridad y mejor accesibilidad a la zona comercial y al transporte público, y aportará positivamente en la preocupación ambiental, al ser un edificio sostenible.
The residential-commercial Project Torre Higuereta, located in Urb. La Castellana, in front of the Óvalo Higuereta, district of Miraflores, is a private investment building that seeks to provide security and comfort to residents, physically integrating the residential area of Paseo La Castellana with the public space of the Óvalo Higuereta and the Cabitos Station of the Lima Metro. The Project area has an unbeatable location, with the Óvalo Higuereta as the main public space, commercial centers such as Plaza Vea, Pink Powder and comercial galleries on the axis of Av. Aviacion; in addition to the Cabitos Station of the Lima Metro that gives an important plus to this area, being a means of transport that provides efficiency, security and ecological cleanliness. Also a financial zone, with a series of agencies of institutions like Bank of Credit, Scotia bank and Reniec; in addition to the Telefónica premises, on the axis of Av. Tomás Marsano.
