The investment in real estate projects in Peru has been given in an empirical and simplistic way, to the point that most real estate companies look for some land and decide to invest in them, without giving the opportunity to evaluate a wide portfolio of projects and, Select some projects so that their capital is optimally used to maximize profit, controlling and monitoring the monthly liquidity that their capital allows them over a short and medium term time horizon. In the system developed in the present investigation, the project portfolio has been worked with the software ArcMap, in addition a methodology has been created to efficiently and efficiently process several land options, to enter its data and to program the calculations so that the software evaluates The profitability of projects automatically and highlight them with colors depending on their profitability, if that value is in ranges greater than 10% is highlighted green, if it is between 5% and 10% yellow and for lower values of profitability To 5% of red color, that is to say, it generates a kind of semaphore applied to real estate projects. Once the portfolio of projects is elaborated, the mathematical model of the cash flows for the projects is elaborated considering the investment capital with which it is counted and, for this reason, in the present work the methodology of the investigation of operations due To the advantages that it offers and that not only consists in elaborating mathematical models and solve them, but also implies something bigger and important that is to know well how the system that is being analyzed works, to know each component and how it varies if the conjuncture Also does it, to later solve it using the software LINDO. Finally, a group of projects in which it is recommended to invest to maximize the overall profit, fulfilling the condition that in any month of the assessment horizon the cash flow is negative or there is a lack of liquidity. Knowing and applying the system, the mathematical model will allow to correctly simulate the investment.
