Abstract: El proyecto de desarrollo inmobiliario Las Calas se ubica en el kilómetro 180 de la carretera Panamericana Norte. Asimismo, cuenta con una extensión total de 244 ha, que enmarcan tres playas privadas (Quita Calzón, Lampay y Mirador). Cabe agregar que abarca 3.5 km de litoral y de acantilados.
El proyecto se desarrollará en el transcurso de 10 años. En este lapso de tiempo, se proveerá distintos productos inmobiliarios y de uso mixto. El plan maestro consta de lotes, apartamentos, cancha de golf, hotel, áreas de uso comercial y un yacht club.
El boom inmobiliario en Lima y alrededores se ha producido conjuntamente con el milagro económico peruano. Entre el 2004 y el 2013, el país ha crecido un promedio de 6.4% al año. Con ello, muchos sectores económicos fueron dinamizados, y se ha generado mayor movilidad social y poder adquisitivo. Asimismo, en el último decenio, la gran demanda por espacios de recreación fuera de Lima ha impulsado la construcción de más de 10,000 inmuebles en las playas del distrito de Asia, en Cañete. De este modo, se saturó los 25 km de litoral que antes tenía este distrito: actualmente, solo queda 1 km libre. Los últimos metros cuadrados cerca del mar de Asia pueden llegar a costar hasta US$ 1,500 por m² en proyectos ultralujosos.
El proyecto Las Calas se encuentra en lo que se conoce como el norte chico, apelativo que se da a las localidades ubicadas al norte de la capital peruana, pero dentro de la región Lima. Uno de los componentes que consolidará el interés por esta zona es la actual construcción de carreteras y el mejoramiento de la conectividad vial. Se trata de un lugar feliz a escasos180 km del caos limeño, lo cual es invalorable.

In addition, it has a total extension of 244 ha, that delimits three private beaches (Quita Calzón, Lampay and Mirador). Moreover, it is an extension of 3.5 km of coastline and cliff edges. The project will be executed in a ten-year period. During that period, different real estate products and of mixed use will be provided. The master plan consists of lots, apartments, a golf course, a hotel, a commercial area and a yacht club. The real estate boom in Lima and surroundings has occurred together with the Peruvian economic miracle. Between 2004 and 2013, the country has grown an average of 6.4% a year. Therefore, many economic sectors were energized, which has generated more social mobility and purchasing power. Likewise, the high demand for recreational areas out of Lima in the last decade has triggered the construction of more than 10,000 residential homes at the beaches of the district of Asia, in Cañete. Consequently, the 25 km of coastline that this district used to have were saturated: currently, only 1 km is available. The last square meters close to the Asia district coastline may cost up to US$1,500 per m² in very upscale projects. Las Calas project is located in the area known as the Little North, a denomination given to the communities located north from the Peruvian capital city, but within the Lima region. One of the components that will consolidate the interest for this area is the current construction of the roads and the improvement of the road network. This is all about a happy environment, just 180 km away from the chaos in the city of Lima, which is priceless.
