The objective of this work is to provide a solution to the social problem identified “Existence of families in Lima of SES C- and D that require decent housing, as well as the existence of families in Lima of SES B and C that need to increase their savings and / or generate more income to achieve their goals. A direct research process was carried out with the target audience through surveys and analysis of various real estate and financial products that could help overcome the pain identified in both SES C- and D and SES B and C (IPSOS, 2021). A niche was identified for business for the SES C- and D through a conventional model such as the development of real estate projects with the qualification of empty land, seeking to buy land at the lowest cost and invest in its qualification to sell it at a much more profitable price in the future. On the other hand, the existence of a business niche is identified benefiting SES B and C with an innovative investment tool such as Crowdfunding, for the financing of these real estate projects incorporating mechanisms for environmental care and sustainable urban growth. for the development of social housing according to their expectations that allow them a better quality of life (Márquez, 2020). In conclusion, this model offers a more efficient and effective alternative to mitigate the pain identified, since it uses a conventional business model which will give a NPV of $ 2,391,618.67 and an IRR of 36.6%, adding the differentiation of financing through a platform of Crowdfunding, better than other alternatives since it is a simple, intuitive investment option and with higher investment returns than fixed-term deposits or other conventional financial products. Therefore, the model is financially viable and does not require a large critical mass of clients, which makes its implementation easier.
