This paper exposes a sustainable and innovative solution, aimed at solving a problem of habitability deficit, which arises as a result of the needs generated by the lack of material or spatial structure and that limits the necessary conditions to achieve a better quality of life and Self-realization of every individual. Since, the lack of space in the property, due to its high construction cost, limits the possibilities of access to a property with the ideal conditions of privacy, comfort and delimitation of environments for each of its occupants. For this reason, a solution is established that facilitates access and optimizes the spaces of the property in a functional, accessible and removable way, at a competitive cost and with social and environmental responsibility. The sustainable solution, which is proposed through Ecopatex, aims to establish a competitive advantage in the market by proposing a room divider system, adaptable to the dimensions and types of buildings; These structures are manufactured with textile waste that also contributes to a responsible circular economy. On the investment side, this business model generates a NPV of S/ 4,143,450 in five years, which demonstrates its financial viability; As a result, it has a positive impact in the social sphere, producing a NPVS of S/3,613,426. These results are based on the strategy of environmental social responsibility, making users aware of the importance of not only acquiring products for their described needs, but seeking sustainability in environmental care. Thus, evidencing the new textile waste management through its recycling practices; strategy that, associated with a competitive price, favoring exponential growth.
