ABSTRACT Among the many functions performed by humans are the need for housing, consumption, recreation and integration. The act of inhabiting a space in the current urban entity denotes a set of requirements, both normative and some other empirical. It’s the ordering of these necessary within these urban spaces in which society has come to develop activities. But how much did it cost to us. Peruvian cities, nowadays, are being regularized and allowing new settlements which are only additional charges to the same urban core population which is been increasingly widespread. This implies that urban planning in cities today is almost nonexistent because it regulates but does not projects itself into the future. Such efforts result in population densification of the city, but no training facilities services and complementary elements that will need more area and increasingly varied uses, saturating more existing facilities which were projected in its time to very different population concentrations. For this very reason is that urban space has become less important, being seen as an additional element of the city but not being valued as such, as the agency necessary for all relationships and activities in the city and work take place; quite independent of the fact that the entity in charge of connecting the city among themselves and with others. In contrast to this, cities like Tokyo, Bangkok, New York, including Bogotá, where a predominantly high density is handled and, in the special case of Tokyo, it has a limited amount of territory, have shown that a good solution in the planning and management of urban space are the way to restore and renovate the buildings and both permanent and uncontrolled deterioration of quality of life of the people residing in the city. This work ultimately determines the various criteria and knowledge base in the field of urban renewal and applies it directly to the urban space of a Trujillo city area known as “El Cortijo“ by proposing a project for renovation and building industry optimization and projectual of the study area.
