Abstract: La investigación del presente proyecto arquitectónico nace a partir de la demanda existente de universitarios que requieren viviendas temporales, y de la problemática urbana existente en la zona industrial del Cercado de Lima, distrito demandante. Por ende, en vista del déficit, se propone una residencia universitaria de modelo comunitario, el cual afronta la situación actual del habitar, priorizando las necesidades de los estudiantes generando el sentido de comunidad y un entorno de aprendizaje.
El Cercado de Lima alberga la mayor demanda, siendo la Avenida Argentina un punto medio para abastecer a las universidades, sin embargo, esta se encuentra deteriorada, inactiva, insegura y segregada de su entorno urbano consolidado. En base a la situación, en el Plan MET 2024 y el PDU Lima Centro proponen el cambio de zonificación del sector industrial a una zona ZRE a través de planes específicos para generar una nueva oferta de vivienda, comercio y equipamientos. En consecuencia, el proyecto propone un plan específico en el cual agrega el uso de vivienda colectiva y comercio zonal como usos complementarios. Asimismo, bajo el concepto de reciclaje urbano, se reutiliza y recicla 3 naves industriales para uso comercial, de tal manera conservar la memoria del lugar.
Finalmente, el proyecto se basa en el énfasis de permeabilidad que para esta tipología permite conexiones físicas y sensoriales entre los espacios y actividades comunes de forma simultánea generando un entorno hogareño para los estudiantes. Y también, hace frente a la situación actual introvertida de la industria, borrando límites y ofreciendo espacios públicos permitiendo la conexión del usuario con el entorno urbano.
The investigation of this architectural project arises from the existing demand of university students who require temporary housing, and from the existing urban problems in the industrial zone of Cercado de Lima, the demanding district. Therefore, in view of the deficit, a university residence with a community model is proposed, which addresses the current living situation, prioritizing the needs of students, generating a sense of community and a learning environment. Cercado de Lima has the greatest demand, with Avenida Argentina being a midpoint to supply the universities, however, it is deteriorated, inactive, unsafe and segregated from its consolidated urban environment. Based on this situation, the MET 2024 Plan and the PDU Lima Centro propose changing the zoning of the industrial sector to a ZRE zone through specific plans to generate a new supply of housing, commerce and facilities. Consequently, the project proposes a specific plan in which it adds the use of collective housing and zonal commerce as complementary uses. Also, under the concept of urban recycling, three industrial buildings are reused and recycled for commercial use, in order to preserve the memory of the place. Finally, the project is based on the emphasis of permeability that for this typology allows physical and sensory connections between common spaces and activities simultaneously generating a home-like environment for students. And also, it faces the current introverted situation of the industry, erasing boundaries and offering public spaces allowing the connection of the user with the urban environment.
