The present paper consists that the principal issue of the low quality customer service in the food court, with a Net Promote Score (NPS) of 3%. It’s caused by a low performance efficiency of the cleaning staff which is a 46%, an increase on waiting times for a table that represent a 37%, and a 17% that is for a delay in customer order service. As a consequence, the annual expense is incurred a 19,274.39 (9.33% of the total cleaning service cost) and an opportunity cost of S/ 27,386.50 per year (19.73% of variable income). In this case, it’s proposed to implement a standardized work model based on methods engineering. Additionally, 5S methodology will be employed with a layout redesign to increase the number of tables and chairs in the food court and improve their distribution. Furthermore, standard work will be used to improve the tray assigning process to the tenants. The main objective is improving the quality customer service and contributing to a study related to food court in the industry of Real Estate (Operations & Services). As a result, it was obtained an increase in the NPS with a 29%, an 84% efficiency of the cleaning staff, a reduction on waiting times for a table to 2 minutes, and an improvement the time of order delivery on 11 minutes. From cash flow analysis, it was obtained a cost of equity capital of 13.02%, a net present value of S/ 199,165.49, and a return on investment rate of 31%.
