The research focuses on analyzing the advantages of applying the modular construction of single-family homes using the Steel Frame system as opposed to the conventional method of confined masonry with the objective of improving efficiency and reducing costs in construction projects in Lima, Peru. First, an analysis of the modular systems available in the Peruvian market was carried out; the Steel Frame method was chosen due to its commercial scope and the availability of materials in Lima. Then, the development and evaluation of architectural, structural aspects and electrical and sanitary installations was carried out in a prototype of a two-level modular home. To obtain a complete view of the problem, a detailed budget was prepared and a schedule was established for the modular housing prototype, crucial aspects for evaluating economic viability and planning construction projects. Finally, the time and cost involved in the construction of the modular home with the Steel Frame system were compared to three confined masonry homes of similar dimensions in Lima, which made it possible to precisely identify the advantages in terms of efficiency and costs that offers the modular system in the local context.
