This research project focuses on the creation of a proposal using the Last Planner System in order to optimize planning in the use of prefabricated elements in the construction of multifamily buildings in Lima. The main objective is to provide companies interested in integrating this tool in their construction projects with a step-by-step guide to ensure a successful implementation. It is true that the construction process is characterized by a notorious variability, which tends to increase as more stakeholders are incorporated into a project. Based on this observation, it can be concluded that the pre-slab stage possibly exhibits the highest level of variability compared to the other construction stages. Currently, in Lima, there are only about two construction companies that play the role of suppliers of precast elements. Therefore, it is of utmost importance to develop a proposal aimed at improving the planning of the procurement of these components in order to reduce additional costs and possible delays in the construction schedule. In order to carry out such design, we first developed the general concepts referred to the Last Planner System, prefabrication and the success cases of projects that implemented this tool and method worldwide. Subsequently, we evaluated the constraints of the shell phase of three projects executed with the Last Planner System.
