At present, multifamily projects are frequently implemented in different parts of Lima, especially in “Lima Moderna“. Due to the “unbridled“ increase in buildings of this type, real estate companies tend to accelerate the design stage of their projects, resulting in incompatibilities between architectural specialties, structures and general facilities. Subsequently these interferences are not remedied in their entirety which generates the claims by the owners and the after-sales observations come to rise generating cost overruns to the real estate. To avoid this type of observations and claims it is necessary to create strategies and implement tools to improve the design stage in real estate projects in order to minimize claims in after-sales and obtain a project with a lower amount of interference during the construction stage. In response, the BIM (Building Information Modeling) methodology is one of the methods that improves design processes and supports the early detection of interference during your digital construction proposal. Therefore, in the present research work a manual will be presented to reduce the percentages of after-sales observations using the BIM methodology during the design stage of medium-scale projects in Lima Moderna.
