The absence of regulations or guidelines that allow determining the residual useful life of buildings in our country has been evident. Estimating the residual useful life of a building is of great importance for its timely replacement. Likewise, the useful life time will define the conditions in which the building is being inhabited. During the bibliographic review, the recurrent use of international regulations (e.g. ISO 15686 and Canadian Standards Association) was found to estimate the residual life of buildings in Latin America and Europe. This research is based on the application of the factor method of the ISO 15686 standard, which allows estimating the residual life time of a structure. In this case, a proposal is presented to estimate the residual useful life of two dual system buildings. Based on the factors described by the ISO15686 standard such as the quality of materials, the level of structural and architectural design, the quality and level of workmanship, the external and internal state of the structure and the conditions of use and the level of building maintenance, it was proposed to analyze the residual useful life by applying an assessment matrix of each of the factors and the formulation of the standard. According to the results obtained for sample No. 1, the residual life time is 40 years and the useful life time is 60 years. Likewise, the result of the residual life time obtained for sample No. 2 is 46 years and the useful life time is 61 years. It should be noted that the residual life time is determined from the analysis carried out at the time of inspection. These results are due to the fact that the buildings have received previous maintenance during their period of use and have suffered non-substantial damage throughout their time of use.
