The construction industry has become the major driver of the global economic recovery after the effects of COVID-19, with multi-family housing projects driving growth in the short term thanks to the constant demand for residential space. In this sense, various challenges such as new technologies, the complexity of projects and an increasingly competitive environment, force the main contractor to subcontract between 80-90% of the activities, especially in the speciality of architecture, making subcontracting a required process in every project. However, one of the main risks of subcontracting is the inadequate selection of the subcontractor, which leads to risks regarding time, cost and quality of the project. For this reason, this research aims to improve the selection of finishing subcontractors by developing a selection process guide for medium-sized construction companies, which incorporates a Smart Contract to contribute to the confidence in this process, thanks to its contribution to security, transparency, traceability and automation provided by Blockchain technology. To this end, the proposal is implemented in a multi-family housing project through a simulation of a selection process, obtaining a degree of contribution to trust of 100% perceived by the contractor. Finally, the guide is validated with experts in the field so that it can be used in future selection processes of finishing subcontractors in medium-sized construction companies.
