Abstract: La problemática de la vivienda en el Perú lleva varias décadas. Esto debido a las deficientes políticas del Estado, a la carencia de planeamiento Urbano, al ineficiente uso de suelos, a la informalidad, a la falta de infraestructura, entre otros. En línea con esto, uno de los principales problemas de la vivienda es el aspecto cualitativo, ya que, en algunos sectores de la ciudad, cuenta con altos porcentajes de viviendas de habitabilidad inadecuadas. Dicho esto, la presente tesis busca disminuir este porcentaje elevado de déficit habitacional a través de un Conjunto Habitacional situado en Ventanilla Callao. El presente proyecto busca otorgar al usuario viviendas dignas, equipamiento urbano, zonas de recreación y áreas verdes. También, busca generar en el entorno identidad de barrio o sentido de pertenencia a través de espacios intermedios y compartidos.
El proyecto se adapta a la trama urbana mediante 8 torres de vivienda de planta libre, a la topografía del lugar mediante plataformas escalonadas, a la morfología del entorno respetando las alturas permitidas y retiros, al correcto asoleamiento direccionando las áreas principales de la vivienda de Norte a Sur; además, logra un diseño inclusivo para los discapacitados y en cuanto a la estructura tiene un sistema convencional de Concreto Armado, techo aligerado y muros de tabique.
The housing problem in Peru has been going on for several decades. This is due to the poor state policies, the lack of urban planning, inefficient land use, informality, lack of infrastructure, among others. In line with this, one of the main problems of housing is the qualitative aspect, since, in some sectors of the city, it has high percentages of inadequate housing. That said, this thesis seeks to reduce this high percentage of housing deficit through a housing complex located in Ventanilla Callao. This project seeks to provide the user with decent housing, urban equipment, recreation areas and green areas. It also seeks to generate neighborhood identity or sense of belonging in the environment through intermediate and shared spaces. The project adapts to the urban fabric by means of 8 towers of housing of free plant, to the topography of the place by means of stepped platforms, to the morphology of the environment respecting the permitted heights and retreats, to the correct sunlight directing the main areas of the house from North to South; in addition, it achieves an inclusive design for the disabled and in terms of the structure has a conventional system of Armed Concrete, lightened roof and walls of partition.
