Currently, despite the recession due to the effects of Covid-19 in 2020, the construction sector continues to show favorable prospects as an economic indicator of the country’s PBI. Based on this economic activity and the presence of greater urban growth in metropolitan Lima, it can be affirmed that the building activity of real estate projects is the greatest contributor to the country's growth. However, due to constant problems that occur during construction, such as variability and its inherent risks, delays are generated that give the possibility that projects fail to meet the deadline. In this context, a planning system and a risk management tool are presented to reduce variability and risks in the construction stage through a methodology that integrates both instruments. In this sense, the objective of the thesis project is to develop a guide that integrates the risk management tool Failure Mode and Effects Analysis (FMEA) within the already used Last Planner System (LPS), improving the efficiency of the system and decreasing planning failures by means of plans and measures against risks. The guide will explain the integration procedure and the formats used to carry out the FMEA analysis. Finally, an online validation questionnaire was elaborated through the expert judgment of engineers specialized in the construction of residential and office buildings who contributed with their opinions and rating of the proposal.
