The present thesis of descriptive and qualitative characteristics proposes a strategy to deal with the problems focused on the control of machinery that construction companies present in their warehouses. This research focuses on SMEs in the construction sector located in the province of Arequipa (Peru) and will be carried out using the Total Productive Maintenance (TPM) methodology, being aimed at project leaders, warehouse managers and those involved in construction. Recent information oriented to machinery management will be provided through interviews with specialists, to collect their testimonies and perspectives on the case presented. It is proposed to establish a control plan setting the processes that must be followed to carry out an effective control and maintenance of machinery, as well as defining the minimum requirements that the warehouse must have to carry it out (formats and documents, personnel, infrastructure, tools and means). On the other hand, the 8 pillars of the Total Productive Maintenance (TPM) methodology will be used to develop, propose and classify the requirements found, in addition to assigning responsibilities and objectives. Finally, it will be validated by expert judgment using the CVC validity coefficient.
