This research aims to analyze the results obtained from the simulation of the TPM in rubber industry in Peru. According to SUNAT, the rubber industry in Peru contributed 12% of the internal taxes during 2019. Also, the rubber production sector is covered by SMEs that carry out their work in an artisanal way. However, there are companies, specifically in the production of balloons, that have a relevant participation in rubber sector. Usually, they experience problems in their capacity of production. It is worth mentioning that several factors contribute to that problem, such as defective products and the presence of inoperative times which are presented by an inadequate maintenance management of machinery. This research was born out of the need to eliminate these problems and optimize their processes and achieve a competitive advantage. This article presents a maintenance management model based on successful cases in developing countries. Likewise, a maintenance management model based on Lean Manufacturing tools such as the TPM and 5S is proposed. Arena simulation was an important tool to validate proposals. According to the results, it is possible to reduce unproductive times in 10% and non-conforming products in 6%. In addition, OEE has been increased in 15% and capacity in 10%. It can be affirmed that the TPM is a powerful tool that allows generating competitive advantages
