During the construction of all types of projects, without exception, always present deficiencies in both contractual and engineering design documents (drawings and specifications) and the construction process of the work. Therefore, these deficiencies affect and negatively influence during the construction phase on the costs and deadlines of the project and subsequently affect the quality of it. For that, currently, the best tools for civil engineering area is the use of computers and specialized software, because they offer the ability to engineer potentiate their work, reducing execution times thereof. In this research we will use specialized software BIM (Revit), which will allow us to model the specialties of structures and sanitary building in 3D, and then get the quantifications of the required materials (steel, formwork and concrete), also tools will apply Lean Construction philosophy as is the train Sectorization and activities. To perform modeling with revit software incompatibilities we found 30 of which were resolved in the later design quantify metrados error averaging 1.50% compared to manual processing. Then allowing us to develop programming with the application of zoning and train based on Lean Construction philosophy, within 43 days of activities; this represents a reduction of 32% of the original period of construction. This provides better control and leveling yields of Manpower, which generate a budget reduction in direct cost in the order of 44% and are based on an improvement in productivity.
