Keywords: Lean Production, Lean Construction and Last Planner System. In the field of construction, it is very common to find difficulties in meeting planning projects due to the uncertainty and lack of confidence that exists in the development of the same. These difficulties are related to many factors such as lack of materials, accidents, crew performance, and delays in delivery of inputs. Given these problems, different methods to achieve good planning control have been proposed; in recent years, a new system called Lean Construction has been developed, propounded by Lauri Koskela, and derived from the Just In Time (JIT) and Total Quality Management (TQM) philosophies, developed for the automotive industry. This philosophy has as its fundamental premises to increase the value of a work and to reduce the waste (loss) by the application of certain special tools. Within the Lean Construction philosophy, Glend Ballard and Gregory Howell proposed a new planning system called “Last Planner System“, which seeks to increase the level of work completed to ensure that what has been planned is met, thus reducing the uncertainty in the planning. Given the importance and the absence of a planning system in the construction sector in the city of Trujillo, we have chosen to make a planning proposal applying general principles of the Last Planner system to the construction process of items of concrete and masonry walls of “Los Tréboles“ building. “Los Tréboles“ building is located on 225-229Los Tréboles Street, Urb. Las Palmeras del Golf, Víctor Larco district. It is a 6-story multifamily unit with semi-basement; it has 2 apartments per floor, built with gantry and plate dual system, with a total gross built area of 1950 m2 and a gross area of 325 m2 per floor. The work is done by KVC Contratistas SAC, which, for the execution of the work, has hired subcontractors for structural items, electrical and sanitary installations. The main subcontractor, to take charge of the work, is the one taking care of the structure, which is led by just a master builder who hires people to carry out such construction. This master in turn hires a subcontractor for the execution of steel item. KVC Contratistas SAC gives all the responsibilities to the principal subcontractor, letting this implant its own working system and do its own valuations. It is worth noting that KVC Contratistas SAC does not set a deadline to the main subcontractor because this building belongs to and is run by the same company. The problem is that the main subcontractor lacks proper planning and hence a schedule that establishes deadlines to help control the optimum fulfillment of 10 tasks, it is limited to just giving daily orders to its staff and do whatever can be done that day. Therefore, this construction is exposed to possible circumstances generating extension of the time required for culmination of the objective such as: lack of materials, lack of communication between workers and technical personnel, equipment overhaul, crew performance, delayed deliveries of inputs, etc. which can be pre-planned and controlled in a timely manner. Given this situation, we find it convenient to analyze the construction process corresponding to reinforced concrete and masonry (masonry walls), i.e. the phase of structures and, at a small-scale, the architecture phase. This analysis will focus on everything related to labor, materials, tools and/or equipment; for it we will identify activities in steel items, formwork, concrete, masonry and ceiling bricklaying; we will classify them as productive, contributory or non-contributory work. On that basis we can find out where the problems than prevent doing a better job lie. After that, we will apply the Lean Construction philosophy, specifically general principles of Last Planner System (sectorisation of project, activities train, master plan and lookahead), so that there is a general plan where the tasks that should be made are specified, an interim plan containing the tasks that can be made, and finally weekly plans in which the production unit should be controlled, taking into account the task that is taking place, so that there is continuous improvement and increased productivity, without neglecting the quality of construction. All of this has the aim of formulating a proposal to improve the planning system in the building “Los Tréboles “. KVC Contratistas SAC can apply this new planning system in the construction of such type of buildings. Other contractors may use this planning system if required. The development of this work spanned a period of 06 months. The results of the general analysis with respect to the level of the type of work during the execution of steel grade 60 items, formwork, concrete f 'c = 210 kg / cm2, 18 holes rope-type machined kk wall brick and 15x30x30 cm hollow clay brick for lightweight roof in the construction of the 5 floors of the “Los Tréboles “ building was: 38.38% TP, TC 47.70% and TNC 13.92%. KVC Contratistas SAC has taken 12 days to build one floor of the “Los Tréboles “ building with a labor cost of S /. 20,224.74 Peruvian nuevos soles, while the planning proposal stipulates 10 days for its construction and S /. 14,994.74 Peruvian nuevos soles in labor cost. Finally, it is concluded that the proposed planning system has positive aspects, in terms of time and cost, making it much more productive to build a multifamily building.
