Abstract

Perú es uno de los 17 países megadiversos en el mundo poseedor de una gran cultura e historia milenaria que le ha permitido, a lo largo de los años, desarrollar diversas actividades de gran importancia; entre ellas el Turismo. Por eso, nutrido de los beneficios antes mencionados, el dinamismo del turismo peruano ha repercutido en aspectos demográficos, ambientales y económicos, en todos sus niveles. El resultado de esta actividad estando regulada bajo estándares de calidad, es sostenible y llega a ser saludable para la comunidad. Actualmente se vienen realizando obras viales con gran potencial, como es el caso de la carretera interoceánica IIRSA – Norte, estos proyectos además de ayudar a reducir la fricción espacial entre dos puntos, generan corredores comerciales, es el caso del puerto de Paita – Piura que, siendo uno de los puertos principales del país, alberga el inicio de la carretera interoceánica y atraviesa el sector norte del territorio hasta Brasil permitiendo agilizar importaciones del continente asiático. Esta facilidad fomenta una serie de actividades alrededor del proyecto y la llegada de turistas de negocios y vacacionistas locales y extranjeros produciéndose una demanda proyectada de hospedajes con características acorde con el perfil de los nuevos visitantes. De esta manera se gesta la iniciativa de proyectar un Hotel que pueda cubrir la demanda dentro de una ventana de tiempo acorde al operador hotelero y al retorno de la inversión, que a su vez se establezca en el balneario más cercano a la ciudad de Piura, aprovechando su cercanía y la privacidad natural que otorga su relieve con la intensión de consolidar un hito en la costa nacional sobre la base de una actividad amigable ambientalmente, junto al sector industrial del puerto y revalorizando el balneario de Colán como destino de playa.

Currently, road works with great potential are being carried out, such as the IIRSA Norte interoceanic highway, these projects, in addition to helping to reduce the spatial friction between two points, generate commercial corridors, is the case of the port of Paita - Piura that being one of the main ports of the country, it houses the beginning of the interoceanic highway and crosses the northern sector of the territory to Brazil, allowing faster imports from the Asian continent. This facility encourages a series of activities around the project and the arrival of business tourists and local and foreign vacationers, producing a projected demand for accommodations with characteristics according to the profile of new visitors. In this way, the initiative to project a Hotel that can meet the demand within a time window according to the hotel operator and the return on the investment is developed, which in turn is established in the spa closest to the city of Piura, Taking advantage of its proximity and the natural privacy that its relief grants with the intention of consolidating a landmark on the national coast based on an environmentally friendly activity, next to the industrial sector of the port and revaluing the Colán resort as a beach destination.
