Is a contemporary real estate project in the city of Trujillo whose design process invites us to reflect on the relationship between architect - real estate developer - user as the basis of the real estate business. Initially he proposes a framework to analyze some of the main influences of real estate construction. Then the feasibility studies address the commercial and programmatic dimension of the project; In this process, a previous case with some similar characteristics is reviewed: the “Catalonia” Residential Complex. The work allows us to observe how the promoter's decisions are based on their experience and the economic-financial evaluation. Meanwhile, the project design focuses on solving the salable area compatible with the sale value sufficient to cover the investment cost and the average profit required by the financial system. However, there will be no viability without resolving architectural qualities consistent with optimal habitability for the segment of potential users. Finally, it suggests that the construction of value through design can function as a transversal articulator between project management and the benefit of its stakeholders; This scene confronts various actors and interests (including the city), but it is the field of action of the integrating capacity of design.
